A leading national house builder is seeking an experienced Technical Coordinator to join its team based in Birmingham, overseeing projects across the West Midlands. This role will suit a technically proficient individual with strong drawing and coordination skills, who can manage the technical aspects of residential development from design through to delivery on site.


About the Role

The Technical Coordinator will be responsible for managing and delivering the technical design elements of residential projects across the region. Working as part of an established technical team, the role requires close collaboration with planning, architectural, engineering, commercial, and construction departments to ensure all developments are designed and constructed in accordance with current regulations, internal specifications, and warranty provider requirements.


Key duties include producing and amending detailed drawings using AutoCAD and Revit, managing the flow of technical information between consultants and site teams, and ensuring all necessary statutory approvals and assessments are in place. The Technical Coordinator will play a crucial role in discharging NHBC conditions, ensuring compliance with Building Regulations (including Part O), and checking technical designs against NHBC standards and Robust Details.


The successful candidate will have a strong understanding of the design and technical processes involved in volume house building and will be capable of coordinating consultants, checking detailed designs, and resolving technical issues throughout the development lifecycle.


Key Responsibilities

  • Produce and amend building details using AutoCAD and Revit to support working drawing packages.
  • Coordinate and review architectural and engineering designs, ensuring they meet company standards and regulatory requirements.
  • Manage the preparation, review, and submission of technical information to discharge NHBC and planning conditions.
  • Obtain and manage SAP calculations, Part O overheating assessments, and other compliance documentation.
  • Ensure developments adhere to Building Regulations, NHBC Technical Standards, and Robust Details guidance.
  • Review and coordinate third-party consultant information (e.g., structural, M&E, acoustic) for integration into the working drawing package.
  • Support construction teams with technical queries and issue resolution during the build process.
  • Liaise with warranty providers, local authorities, and statutory bodies to secure necessary approvals and clearances.


Candidate Requirements

  • Strong working knowledge of AutoCAD and Revit.
  • Proven experience in a technical role within residential development, ideally with a house builder or architectural practice.
  • Good understanding of NHBC and Building Regulation requirements, including Robust Details and Part O.
  • Experience in managing SAP and overheating assessments.
  • Ability to check, coordinate, and manage working drawings and ancillary technical information.
  • Confident communicator, capable of working effectively with internal departments, consultants, and site teams.
  • HNC/HND or degree in Architectural Technology, Construction, or a related discipline is preferred.
