Commercial Manager – Residential Developer Projects

Salary: Up to £120,000 basic + bonus up to 20%

Location: London

A growing residential developer is seeking an experienced Commercial Manager to lead commercial strategy and delivery across a pipeline of major schemes. This role suits someone who thrives in a fast‑paced environment, is confident managing full project lifecycles, and enjoys leading high‑performing teams.

What you’ll be doing

• Taking full commercial ownership of multiple residential schemes from cradle to grave – from early feasibility through to completion.
• Leading and mentoring a commercial team of up to 10 people, ensuring strong performance and clear processes.
• Driving pre‑construction activity, including cost planning, procurement strategy, tendering, value engineering, and risk management.
• Overseeing all construction‑phase commercial operations, including contract administration, change management, forecasting, and reporting.
• Collaborating with development, design, technical, and construction teams to ensure schemes are commercially robust and delivered within budget.
• Acting as a senior commercial voice in the business – shaping strategy, influencing decisions, and improving internal systems.

What we’re looking for

• Strong experience working on residential projects with a developer or main contractor.
• Proven track record managing commercial functions across entire project lifecycles.
• Confident leader able to manage teams and handle multiple projects simultaneously.
• Excellent construction, technical, and pre‑construction knowledge.
• Strong communicator with the ability to influence senior stakeholders.
