Our client is a fast-growing London-based HMO (House in Multiple Occupation) operator with ambitious expansion plans and a clear focus on operational excellence.

With a rapidly scaling portfolio, the business is building a disciplined, performance-driven sales function to ensure strong occupancy, tenant quality and sustainable portfolio growth.

This is a hands-on leadership role with direct reporting to the CEO and high visibility at senior level.


As Sales Manager, you will own end-to-end sales execution across the portfolio.

Your primary focus will be keeping rooms filled, reducing void periods, improving conversion rates and maintaining a structured, reliable sales operation as the business scales.

You will manage a team of up to 9 sales representatives, driving daily performance, accountability and consistency across the pipeline.


This is an execution-led role with direct responsibility for occupancy outcomes.


Key Responsibilities

  • Own overall sales performance across the HMO portfolio, with accountability for occupancy, void reduction and speed-to-let.
  • Lead, manage and coach the internal sales team, setting clear targets and driving daily performance discipline.
  • Define and monitor KPIs including conversion rates, response times, viewings-to-let ratio and average days vacant.
  • Optimise lead handling processes across all inbound channels including portals, direct enquiries and referrals.
  • Implement and refine structured sales playbooks, scripts and follow-up processes.
  • Use CRM and operational systems to track performance, identify bottlenecks and drive data-led improvements.
  • Work closely with Operations to ensure alignment between property readiness and sales commitments.
  • Improve forecasting accuracy and maintain a realistic, well-managed pipeline.
  • Step into complex or sensitive deals when required to secure outcomes.
  • Provide regular performance insights and recommendations to the CEO and Board.


Experience Required

  • 5+ years’ experience in a sales management or senior sales role within residential lettings, property or a comparable high-volume transactional environment.
  • Proven experience managing and developing a sales team.
  • Demonstrable track record of improving conversion rates and maintaining strong occupancy levels.
  • Experience working within a London / UK-based property business.
  • Strong closing capability and commercial judgement.
  • Experience using CRM systems, performance dashboards and PropTech tools.
  • Highly execution-focused, process-driven and results-oriented.
