Building Regulations Principal Designer

Main Contractor | Residential & Mixed-Use | London & South East

We are recruiting an experienced Building Regulations Principal Designer to join a UK main contractor delivering residential and mixed-use projects across London and the South East.

This is a hands-on, delivery-focused role, not a consultancy or paperwork position. You will take ownership of Building Regulations compliance from early design through construction, working closely with technical and site teams to ensure projects are compliant, buildable and protected from risk.


The Role

You will be responsible for:

  • Acting as Principal Designer under the Building Regulations across live projects.
  • Owning compliance across Parts A, B, L, M and Q.
  • Coordinating architects, engineers and subcontractor designers.
  • Managing compliance through design changes and late-stage revisions.
  • Liaising with Building Control bodies and fire authorities.
  • Translating regulations into practical, buildable solutions for site teams.
  • Maintaining clear audit trails and compliance records to protect the contractor.

This role suits someone who is confident making decisions under programme pressure and understands how compliance works on real sites.


The Right Person

You will:

  • Have proven experience acting as a Building Regulations Principal Designer.
  • Come from a main contractor or design-and-build environment.
  • Be comfortable working between design and site teams.
  • Understand how compliance risk arises during construction and how to prevent it.
  • Be confident challenging designers when required.
  • Communicate clearly and practically, without over-engineering solutions.

This is not a purely academic or CDM-only role. Delivery experience is essential.


Typical Backgrounds

  • Design Manager or Technical Manager within a main contractor.
  • Architectural Technologist or Architect with strong delivery exposure.
  • Building Control Surveyor with contractor-side experience.
  • Multidisciplinary consultant who has worked closely with site teams.
