Job description
A well-established, privately owned property business is seeking a capable, highly organised Residential Property Manager to take responsibility for a substantial residential portfolio. Working in close collaboration with senior leadership and in-house support functions, you will oversee multiple external managing agents and ensure the effective operation and performance of the residential assets.
Key Responsibilities
- Lead and coordinate several external residential managing agents
- Develop strong professional relationships and conduct regular performance and service review meetings
- Review and approve property-related expenditure and invoices
- Drive occupancy levels and support rental growth strategies
- Oversee freehold and leasehold block management, including specialist letting sectors
- Review property inspections, identify improvement requirements, and implement preventative maintenance programmes
- Assess works requisitions to ensure value for money and appropriate contractor selection
- Partner with internal commercial stakeholders to deliver cost efficiencies
- Manage maintenance and compliance contracts (e.g. Mechanical systems, vertical transport, fire and safety compliance)
- Oversee service agreements and ensure regulatory compliance through the property management system
- Analyse expenditure trends, identify savings opportunities, and produce regular performance reports
- Manage insurance claims end-to-end
- Administer licence applications and oversee service charge processing
- Proven experience in residential property management
- Strong stakeholder management and communication skills
- Confident IT user (Microsoft Office or equivalent essential)
- Experience with a property management platform such as MRI Qube or similar systems
- Highly organised, detail-oriented, and comfortable taking ownership of a broad remit
- Able to work autonomously, manage competing priorities, and maintain a proactive, solutions-focused approach
