Job description

The Junior Asset Manager supports the Asset Manager in the day-to-day management of a residential portfolio. The role is focused on coordination, reporting, and basic analysis across financial performance, compliance, lettings, and operations. This is a development role offering broad exposure to residential asset management rather than full ownership.


Key Responsibilities

Financial & Reporting Support

  • Assist with the preparation of building budgets and cost trackers.
  • Support basic cash flow monitoring and performance reporting.
  • Maintain trackers covering rent, areas, parking income, and occupancy.
  • Assist with preparation of reports for internal management and external stakeholders.

Compliance & Health and Safety

  • Support site teams with completion, tracking, and filing of risk assessments.
  • Monitor compliance actions and follow up on outstanding remedial items.
  • Assist in ensuring all statutory inspections and periodic certifications are up to date.
  • Maintain accurate and well-organised compliance and maintenance records.

Project & Operational Support

  • Support and monitor ongoing projects to ensure progress and timely delivery.
  • Follow up with internal teams to help close open operational and maintenance issues.
  • Coordinate with operations, maintenance, and facilities teams on day-to-day matters.
  • Support facilities teams on live projects and improvement works.

Lettings & Income Support

  • Assist with coordination of the lettings function and day-to-day requirements.
  • Liaise with internal and external stakeholders as required.
  • Support rental market research and review of rental levels.
  • Assist with marketing materials, listings, and periodic refreshes.

Credit Control Support

  • Support credit control activity across the residential portfolio.
  • Follow up where needed with tenants on overdue or delayed payments.
  • Coordinate with legal teams to agree appropriate next steps on a case-by-case basis.
  • Assist the Asset Manager with alternative dispute resolution where required.

Parking & Utilities

  • Support day-to-day coordination with parking operators and service providers.
  • Assist with tracking parking income, usage, and performance.
  • Support management of utility and meter-related queries.
  • Assist with meter applications, removals, and basic utility recharging processes.

General Support

  • Assist with contractor coordination and routine administration.
  • Track maintenance issues and follow-up to ensure actions are completed.
  • Support ad-hoc project tasks under the direction of the Asset Manager.
  • Provide general support to the wider property, operations, and facilities teams as needed.

Skills & Experience

  • Strong organisational skills with good attention to detail.
  • Comfortable using spreadsheets and basic reporting tools.
  • Clear written and verbal communication skills.
  • Genuine interest in residential property and asset management.
  • Previous experience in property, operations, or administration is helpful but not essential.
