Salary: £59,000 per annum
Role Purpose:
Lead the end-to-end delivery of complex surveying and project activities across our
housing portfolio—spanning reactive and major repairs, voids, adaptations, legal
disrepair, damp & mould interventions, planned and cyclical programmes, and major
insurance works.
Ensure safe, compliant, and value-for-money outcomes while driving exceptional quality
standards and a consistently high level of resident satisfaction. Champion a culture of
continuous improvement and collaboration, actively building the expertise and capacity
of the wider team to deliver sustainable, high-performing services.
Work proactively to
embed best practice, innovation, and efficiency in all aspects of service delivery,
ensuring that every project contributes to positive resident experiences and long-term
asset value.
Key Responsibilities:
Health, Safety & Compliance: Ensure compliance with CDM Regulations, Building
Regulations, British Standards and HSE guidance; maintain accurate records.
Emphasize proactive risk management and embed a culture of safety and quality across
the team.
Diagnostics, Scope & Specification: Undertake inspections, diagnose defects, and
produce clear specifications and schedules of work. Ensure specifications reflect best
practice and deliver value-for-money solutions.
Reactive, Major Repairs, Voids & Disrepair: Lead delivery of reactive/major repairs
and voids; manage legal disrepair cases. Prioritize resident satisfaction and timely
resolution of issues with minimal disruption.
Damp & Mould / Complex Interventions: Working in line with the business’s approach
to retain compliancy with ‘Awaab’s law’, investigate, diagnose damp/moisture and
ventilation issues; design remediation plans. Apply innovative approaches to improve
long-term outcomes and resident wellbeing.
Planned Investment & Cyclical Programmes: Specify, procure, supervise and
administer planned/cyclical works and consultancy services. Drive continuous
improvement and efficiency, ensuring programmes deliver high quality and cost-
effectiveness.
Insurance & Party Wall: Lead major insurance-related works and administer party wall
matters.
Inspections & Quality Assurance: Complete pre- and post-inspections; undertake
stock condition and Decent Homes surveys. Use findings to coach and develop
peer/team capability, raising standards consistently.
Contractor & Consultant Management: Appoint and coordinate consultants and
contractors; monitor performance against KPIs/SLAs. Foster collaborative relationships
and mentor internal colleagues to strengthen delivery capacity.
Financial & Data Controls: Track progress and budgets; validate quotes and
valuations; ensure timely payments and data updates.
Resident & Stakeholder Engagement: Act as primary contact for customers; provide
updates and manage expectations empathetically. Champion a customer-first approach
and share insights to build team expertise in managing complex cases empathetically.
Governance & Policy: Deliver services in line with Wandle’s policies and maintain
audit-ready records.
Emergency Response & Rota: Participate in out-of-hours emergency rota when
required.
Continuous Improvement: Maintain awareness of technical developments and
contribute to performance improvements. Actively contribute to team learning and
development, embedding best practice and innovation.
What you'll need:
• Property maintenance & surveying: 5+ years in housing/building maintenance,
inspections, defect diagnosis, contractor/consultant supervision.
• Complex project delivery: Proven experience delivering complex building remediation
and insurance works.
• Contract & project management: Specifying works, procurement/tendering, contract
administration, dispute resolution.
• Regulatory framework: Strong understanding of CDM, H&S, Building Regulations,
British Standards, contract law.
• Customer focus & communication: Exceptional written/verbal communication;
empathetic approach to sensitive cases.
• Planning & records: Accurate record-keeping; time management; organized systems
suitable for audit.
• IT skills: Proficient with MS Word, Outlook & Excel; experience using MS Project.
• Safeguarding & inclusion: Awareness of diversity and safeguarding principles in
service delivery.
Other Skills:
• Good IT skills (intermediate Word, Outlook & Excel) and experience using MS
Project
Qualifications:
• Minimum: HNC in construction/building (or equivalent), with evidence of continuing
professional development.
• Desirable: Degree or equivalent in Construction, Building Services Engineering,
Project Management or related field.
• Professional membership: RICS, CIOB, CIBSE, APM (desirable).
• H&S: SMSTS/NEBOSH (advantage).

occasional evening/out-of-hours.
