They build and operate world-class venues and with major new-build projects planned for 2026, they're expanding their in-house construction team. Role
As a Commercial Manager in London, you'll take ownership of all commercial activities across multiple new-build and refurbishment projects, operating similarly to a main contractor commercial lead. You'll establish and manage commercial processes from pre-construction through to final account, ensuring cost control, value for money and contract compliance across complex builds.
This is an excellent opportunity for an experienced Quantity Surveyor or Commercial Manager to step into a strategic commercial leadership role with influence over project outcomes and business performance.
You'll combine quantity surveying expertise, procurement management and contract administration to support the delivery of landmark construction projects whilst leading a commercial support team.
Responsibilities
As a Commercial Manager for this London-based construction company, your responsibilities will include:
- Lead development of project budgets for new-build and refurbishment schemes, working with the Head of Construction, Senior Project Manager and design consultants
- Analyse drawings, specifications and consultant reports
- Identify value engineering opportunities and cost-saving strategies
- Lead procurement strategies for all work packages including groundworks, structural steel, MEP systems, fit-out and specialist trades
- Prepare tender documentation
- Negotiate with suppliers, subcontractors and consultants
- Lead commercial activities across all project phases from pre-construction strategy to on-site delivery and final account closure
- Prepare and present commercial reports
- Prepare, negotiate and administer construction contracts (JCT, NEC or bespoke), ensuring accuracy and alignment with project requirements
- Issue contractual notices, manage extensions of time, assess compensation events and support resolution of commercial or contractual disputes
- Manage consultant appointments and support risk identification
- Oversee accuracy, quality and consistency of commercial administration outputs
- Support professional development and performance of the commercial support team

Person
To be successful in this Commercial Manager job in London, you will bring significant commercial experience within a construction environment, ideally from a main contractor or specialist contractor background.
Essential
- 5+ years' experience as a Quantity Surveyor, Senior QS or Commercial Manager within construction
- Strong understanding of JCT and NEC contracts and their practical application
- Proven experience with main contractor procurement and contract administration
- Track record of managing costs on complex construction projects
- Strong negotiation, commercial acumen and analytical skills
- Excellent communication and stakeholder management capabilities
- Highly organised and capable of operating within a small, fast-paced team
Desirable
- Experience in entertainment, theatre, studio or live-events construction
- Experience working client-side or in a hybrid client/contractor role
- RICS membership or working toward chartership
- Understanding of CDM Regulations, Building Regulations and construction compliance frameworks
- Degree in Quantity Surveying, Commercial Management or Construction-related discipline

Remuneration

Package includes:
- Salary: £80,000 - £90,000 (DOE)
- Hybrid working: Office / Site / WFH flexibility
