Job description

A great opportunity for an experienced Hard Services Facilities Manager to take ownership of technical operations within a large, high‑quality commercial office building in central Birmingham. This 320,000 sq ft multi‑let asset welcomes up to 3,000 people daily and offers extensive amenities including a gym, restaurant, wellbeing facilities and on‑site parking. The building is directly owned by a major real estate investor, with a strong focus on compliance, engineering standards and service excellence.


Key responsibilities include:

  • Overseeing all hard services delivery across a large multi‑let commercial building
  • Managing M&E contractors and ensuring high performance across PPM and reactive works
  • Leading statutory compliance including HVAC, BMS, electrical systems, fire safety and water hygiene
  • Acting as the on‑site technical lead and escalation point for engineering issues
  • Ensuring all plant, equipment and life‑safety systems are maintained to required standards
  • Monitoring and reporting on PPM completion, asset performance and compliance status
  • Using CAFM systems to manage tasks, track compliance and maintain accurate records
  • Supporting lifecycle planning and contributing to technical elements of the service charge
  • Working closely with the Building Manager to maintain a safe, efficient and well‑run environment


What We’re Looking For

  • Experience in a Hard Services Manager, Technical FM or Engineering Manager role within commercial property
  • Strong understanding of M&E systems and statutory compliance requirements
  • Proven experience managing contractors and overseeing technical service delivery
  • IOSH Managing Safely (ESSENTIAL)
  • NEBOSH, HNC/HND or other technical qualifications (preferred)
  • Confident using CAFM systems for PPM, reactive tasks and compliance tracking
  • Ability to work independently and take ownership of technical operations
  • Strong communication skills and confidence engaging with occupiers and stakeholders
