Residential Property Management


A well-established and growing residential property management client of ours is seeking an experienced Development Manager to take operational responsibility for a portfolio of residential developments.


This is a leadership role suited to someone who thrives on ownership, delivers high service standards, and has strong experience across compliance, contract management and team development.


The Role

You will have full responsibility for the effective and efficient management of your designated developments, ensuring services are delivered in line with management agreements, leases and statutory obligations.


Asset & Operational Management

  • Lead mobilisation of new developments, ensuring smooth onboarding
  • Oversee risk assessments and planned preventative maintenance (PPM) programmes
  • Maintain full compliance records and audit trails
  • Monitor performance standards and implement improvements where necessary


Contract Management

  • Manage contract schedules across developments
  • Support tender processes to ensure value for money
  • Oversee contractor performance and service delivery
  • Ensure accurate documentation and action tracking


Team Leadership

  • Lead and develop on-site teams
  • Manage absence, performance reviews and appraisals
  • Ensure mandatory training and compliance requirements are met
  • Promote a culture focused on service excellence


Financial Oversight

  • Support budget management across developments
  • Monitor expenditure and contractor costs
  • Work collaboratively to ensure financial control and value for money


Health, Safety & Compliance

  • Promote and maintain a strong health and safety culture
  • Ensure statutory compliance across all sites
  • Maintain accurate reporting and documentation
  • Adhere to data protection and company policies


About You

  • Experience managing residential developments
  • Strong understanding of compliance and PPM management
  • Proven contract management experience
  • Confident leader with the ability to motivate and develop teams
  • Highly organised with strong attention to detail
  • Customer-focused and commercially aware
