Project Manager – £50m Luxury Retirement Village

Epsom, Surrey | £95,000–£110,000 + Comprehensive Package

• Reporting directly to Construction Director

A Tier Two Contractor is seeking an experienced Project Manager to take the lead on a landmark £50m Later Living scheme in Surrey.

This is a rare opportunity to deliver a prestigious, design-led development that combines heritage restoration with high-quality new build construction all backed by a financially secure, privately funded client team.

The Project

The transformation of a historic 23-acre estate in Surrey, into a luxury retirement village for the over-55s. Working alongside Audley Group and Octopus Capital, the scheme comprises:

• Conversion of the Grade II-listed mansion into 18 senior living apartments
• Construction of 93 new luxury apartments plus 13 cottages
• High-end health & wellness facilities
• Extensive landscaping and estate infrastructure works
• Total value: £49–£50m
• Programme completion: September 2027

The Role

• Lead a site team of circa 15 staff
• Take full ownership of programme, quality, HSEQ and commercial performance
• Manage subcontractors across restoration, new build, and infrastructure packages
• Maintain and enhance programme advantage (currently ahead of schedule)
• Drive standards expected on a premium residential scheme
• Report directly to the Construction Director

• Professional, client-facing approach
