Job description

Quantity Surveyor – Social Housing (Planned & Responsive Maintenance)

Stratford / Brent Cross (Hybrid Working)

£50,000 – £60,000 + £5,000 Car Allowance

We are working with a well-established main contractor delivering long-term social housing maintenance frameworks across London. Due to internal movement and new project awards, they are looking to appoint a Quantity Surveyor to take commercial ownership of a key social housing contract.

The Role

You will take commercial responsibility for a planned maintenance framework operating under a target cost model, including:

  • Managing valuations, CVRs and cost reporting
  • Working within open-book contract arrangements
  • Applying NHF Schedule of Rates where appropriate
  • Managing target cost reconciliation and year-end processes
  • Overseeing measurement of works and subcontractor management
  • Supporting and mentoring Trainee/Assistant QSs
  • Reporting directly to the Commercial Manager

This is a long-term framework (minimum 5 years, potentially up to 15 years), offering stability and clear progression opportunities.

Experience Required

  • Experienced Quantity Surveyor
  • Strong background in social housing frameworks
  • Experience with open-book contracts and target cost models
  • Working knowledge of NHF Schedule of Rates
  • Confident managing CVRs, valuations and commercial reporting
  • Ability to work collaboratively across office and site teams

Experience working with housing associations or similar maintenance frameworks will be highly advantageous.

What’s on Offer

  • £50,000 – £60,000 (DOE)
  • £5,000 car/travel allowance
  • Long-term secured frameworks
  • Clear progression route to Commercial Manager within 2–5 years

This is an excellent opportunity for a commercially strong candidate looking to take ownership of a framework, mentor junior staff, and progress within a growing social housing division.

If you have experience across social housing, NHF schedules and open-book contracts, and are looking for a long-term move with genuine progression, please apply or get in touch for a confidential discussion.
