Senior Building Manager
120,000 sq ft commercial building located near Liverpool St Station

Overview:
The Senior Building Manager will take full operational responsibility for a 120,000 sq ft, multi-storey commercial building located near Liverpool St Station. The building comprises 12 floors and combines an historic facade with a modern internal development. With no pre-lets in place, this role will be critical in preparing the building for occupation, managing defects and fit-outs, and establishing best-in-class operational standards from practical completion onwards.
Key Responsibilities:
Building Operations & Management
- Take full responsibility for the day-to-day management of a 12-storey, 120,000 sq ft commercial building
- Establish and embed operational procedures, building rules, and management standards
- Oversee all hard and soft FM services, ensuring service delivery aligns with performance expectations
- Manage building handover phases, snagging lists, and defect resolution during the early life of the building
Fit-Outs & Occupation
- Manage and coordinate tenant fit-out works across multiple floors, including large floor plates.
- Ensure all fit-out activity complies with building procedures, statutory requirements, and design intent
- Act as the primary point of contact for tenants throughout fit-out and mobilisation phases
Retail, Amenities & Commercial Spaces
- Oversee the operation and integration of commercial cafe tenants within the building
- Support the delivery and operation of a circa 4,000 sq ft cafe or self-serve amenity space
- Manage a members-only gym facility, ensuring safe operation and high standards of presentation
Health, Safety & Compliance
- Ensure full compliance with all statutory, health & safety, and fire safety requirements
- Maintain accurate and up-to-date compliance records and certification
- Lead risk assessments, contractor controls, and permit-to-work systems
ESG & Sustainability
- Lead the implementation of sustainability and ESG initiatives across the building
- Monitor building performance and support energy efficiency and waste reduction strategies
- Promote sustainable practices with occupiers, contractors, and commercial tenants
Stakeholder & Team Management
- Act as the key on-site representative for ownership and managing agent interests
- Work closely with the Regional General Manager to support asset performance and strategic objectives
- Build strong working relationships with occupiers, consultants, contractors, and commercial tenants
- Manage on-site teams and service partners to ensure consistent service delivery
Skills & Experience
- Proven experience managing complex commercial buildings, ideally newly developed or refurbished assets
- Strong understanding of managing buildings with mixed heritage and modern construction elements
- Extensive experience overseeing defects, snagging, and post-completion works
- Demonstrable knowledge of M&E systems, statutory compliance, and contractor management
- Experience managing commercial amenities such as cafés, gyms, or shared occupier facilities
- Strong organisational, communication, and leadership skills
- Confident decision-maker with the ability to manage a building through early occupation and stabilisation
