Building Services Manager (M&E) | Landmark Welsh Commercial Project


The Opportunity engstaff-In is proud to be partnering with a leading Tier 1 Contractor currently delivering one of the most significant and complex landmark projects in Wales. We are looking for an M&E-biased Building Services Manager to join the site team in Cardiff for a high-impact 6–12 month contract.


As a key member of the project team, you will take ownership of the coordination, commissioning management, and handover of the MEP packages. You will ensure systems are fully operational, compliant, and delivered to the highest standards. Your role is critical in bridging the gap from the current structural phase through to final client handover.



Key Responsibilities

  • Technical Oversight: Manage the M&E lifecycle from the current structural phase through to high-intensity fit-out.
  • Contract Management: Act as the technical lead on M&E packages, managing sub-contractors under NEC/JCT frameworks.
  • Coordination: Resolve complex spatial and technical clashes between building services and the primary structure.
  • Commissioning: Drive the commissioning strategy, ensuring all systems (HVAC, Smoke Control, LV/HV) are programmed for a seamless handover.
  • Liaison: Act as the "bridge" between the design consultants, the Tier 1 main contractor, and the client.



Your Profile

  • Experience: Proven track record in M&E management on complex, large-scale builds
  • Technical Depth: Strong expertise in MEP services and the ability to manage the transition from "shell and core" to "fit-out."
  • Site-Ready: You thrive in a live environment. You know how to read a site, not just a drawing.
  • Commissioning Focused: Deep understanding of commissioning cycles and handover protocols.
  • Contractually Savvy: Strong understanding of M&E contract administration and variation management.
  • Qualifications: HNC or Degree in Building Services or a related engineering discipline.
