Commercial Manager – Property & Facilities Contracts


Location: Bridgend, Wales (local candidates preferred)


Salary: £61,000–£65,000 + car/car allowance (£5,250) + performance bonus


Travel: Minimal (conferences every couple of months)


Driving Licence: Required


About the Role

We are seeking an experienced Commercial Manager to lead the commercial function of a major property portfolio contract. You will be responsible for all commercial, financial, and contractual aspects of the contract, ensuring robust oversight of client relationships, subcontractor performance, supply chain management, and monthly reporting.

You will have two Commercial Assistants reporting directly to you.

Key Responsibilities

  • Lead the commercial function for a property portfolio contract.
  • Manage contractual matters with clients, subcontractors, and the supply chain.
  • Ensure effective financial governance, including cost control, forecasting, and contract compliance.
  • Oversee valuations, applications for payment, change management, and compensation events.
  • Prepare and present accurate month-end financial reports and commercial data using enterprise finance systems (SAP advantageous).
  • Manage commercial risk across the contract.
  • Act as the primary commercial point of contact for clients and internal stakeholders.
  • Support supply chain management, including procurement, performance reviews, and contract negotiations.
  • Collaborate with operational teams to support project delivery and contract performance.

Candidate Requirements

  • Proven experience as a Commercial Manager, Senior QS, or similar commercial leadership role.
  • Experience in maintenance, facilities management, property management, or small works contracts preferred.
  • Strong contractual knowledge, particularly managing public sector or framework contracts.
  • Highly proficient in Excel, with experience in detailed reporting and analysis.
  • Knowledge of SAP or other enterprise finance systems is advantageous.
  • Strong stakeholder management and communication skills.
  • Construction-related degree is a bonus.
