Company Overview

My client is a specialist real estate investment manager focused on value-oriented real estate lending across the UK and Europe.

They originate, structure, and actively manage capital across acquisition, development, and special situations, providing both single-asset and platform-level funding solutions.


Purpose of Role

We are seeking an experienced RICS-qualified Project Monitor to oversee development risk across our lending portfolio.


This is a commercially focused, credit-oriented role within an active investment platform. You will be responsible for rigorous pre-loan due diligence and disciplined post-loan monitoring of residential development schemes, ensuring risks are identified early and capital is protected throughout the lifecycle of each project.


Working Structure

This is a hybrid role that requires travel to London and a strong on-site presence.


Responsibilities

Pre-Loan Due Diligence

  • Review and challenge build costs, budgets, specifications, and procurement structures.
  • Assess contractor strength, professional team capability, and delivery track record.
  • Evaluate programme achievability and key execution risks.
  • Review planning status, statutory approvals, Section 106/CIL obligations, and pre-commencement conditions.
  • Assess development surveys, ground reports, rights of light, Party Wall matters, and collateral warranties.
  • Review building contracts and insurance arrangements.
  • Analyse drawdown structures and cost-to-complete assumptions.
  • Review and sign off third-party Quantity Surveyor reports.


Post-Loan Monitoring

  • Review progress reports and identify emerging risks early.
  • Monitor compliance with planning conditions and facility agreement covenants.
  • Assess and recommend drawdown requests.
  • Monitor construction progress through to practical completion.
  • Support impairment analysis where required.


Stakeholder Engagement

  • Present findings and risk recommendations to credit committees and key stakeholders.
  • Undertake regular site inspections (pre- and post-loan).
  • Liaise directly with borrowers, contractors, and professional advisers.
  • Ensure alignment with lender risk appetite and credit objectives.
  • Operate in line with internal governance and professional standards.


Skills & Experience

  • RICS qualified.
  • Minimum 5 years’ experience in consultancy-side Quantity Surveying or Project Monitoring.
  • Strong residential development experience (typically £1m–£50m GDV).
  • Commercially astute with strong credit awareness.
  • Clear, confident communicator — written and verbal.
  • Comfortable operating independently and managing multiple live schemes.
  • Full, clean UK driving licence (essential).
  • Dynamic and solutions-oriented.
  • A strong problem solver who can identify risks early and implement practical, commercially sound solutions.
  • Decisive, resilient, and comfortable challenging contractors or developers where required.
  • Detail-focused while maintaining a strategic view of overall project and capital risk.


Salary: Competitive, depending on experience
