The OpportunityThis is a growth role at its heart. We are looking for a commercially-minded Contracts Manager who thrives out on site — winning new work, building lasting client relationships, and turning one-off jobs into long-term, recurring maintenance contracts across both SSH Building and SSH Cleaning.
You will grow our established presence across the South Coast while spearheading our expansion into London and the Home Counties, where we already have a client foothold and significant room to grow. The RoleThis is a full-time, field-based role covering the South Coast and London / Home Counties, typically 4 days out on site with clients and 1 day in the SSH office. You will own the full lifecycle of our service and maintenance contracts — but crucially, you will also be the person who wins them in the first place and grows them over time.
Growth & New Business (core focus)• Win new work and new customers across both SSH Building and SSH Cleaning.
• Convert one-off jobs into ongoing 1–3 year maintenance and service contracts — growing our recurring-revenue base.
• Build strong, trusted relationships with existing and prospective clients through regular on-site presence.
• Identify and pursue opportunities on tender portals; support and lead bid and tender submissions.
• Grow our footprint in London and the Home Counties, opening new accounts and territory.
Contract Management & Delivery• Oversee the lifecycle of service and maintenance contracts, ensuring obligations are clearly defined, communicated and met.
• Manage contract performance, monitoring KPIs and SLAs across multiple contracts simultaneously.
• Track renewals and variations, ensuring recurring work is re-booked and never lost.
• Review and negotiate contract terms; address non-compliance, risk and claims.
• Coordinate with operations, finance and client teams; prepare reports on contract status and variances.
• Drive continuous improvement and ensure alignment with company standards, legal requirements and industry best practice.
• A proven track record of personally winning new work and growing accounts within facilities management, construction, or support services — this is essential, not a nice-to-have.
• Genuine enjoyment of being out on site and face-to-face with clients, building trust and relationships.
• Strong contract management skills: drafting, reviewing and negotiating commercial contracts.
• Ability to manage KPIs, SLAs and performance reporting across multiple contracts at once.
• Knowledge of facilities management or related sectors (building services, cleaning, maintenance) and relevant compliance / regulatory requirements.
• Solid analytical and problem-solving skills — able to interpret data, assess risk and recommend practical solutions.
• Effective stakeholder management across operations, finance, legal and client teams.
• Strong communication and presentation skills, both written and verbal.
• Confident with standard office software (MS Office — Excel, Word, PowerPoint) and CRM / contract management systems (experience with HubSpot or FM software beneficial).
• Self-motivated and able to prioritise, manage deadlines and work independently in a field-based role.
• Existing contacts or market knowledge in London / the Home Counties (desirable).
• Previous experience as a Contracts Manager, Account Manager, or similar commercial role within FM, construction or support services preferred. Relevant qualifications (e.g. Business, law, or facilities management) are welcome but a strong commercial track record matters more.
• Full, clean driving license
• Competitive base salary, dependent on experience.
