Job Description: As a Design Manager, you will be responsible for managing, coordinating and controlling the design process from tender through to project completion, ensuring that all design information is delivered on time, coordinated, compliant, commercially aware, and suitable for construction. Your duties would include assisting with the following:

 

 Design Planning & Management

  • Develop and manage the Design Management Plan.
  • Prepare and maintain design programmes aligned with the overall project programme.
  • Establish design deliverables, responsibilities, approval routes and key milestones.
  • Monitor design progress and proactively identify risks to programme delivery.
  • Ensure consultants and subcontractors meet agreed design deadlines.
  • Report design status and key issues to the Project Manager and senior management.


Design Coordination

  • Coordinate all design disciplines including:
  • Architectural
  • Structural
  • Civil Engineering
  • Mechanical
  • Electrical
  • Public Health
  • Fire Engineering
  • Specialist Subcontractor Designs
  • Chair and lead design meetings.
  • Ensure design packages are coordinated and clash-free.
  • Facilitate communication between consultants, subcontractors and project teams.
  • Manage design interfaces between trades and disciplines.


Technical Compliance

  • Ensure designs comply with:
  • Building Regulations
  • Planning Conditions
  • NHBC Requirements (where applicable)
  • British Standards
  • Client Specifications
  • Statutory Authority Requirements
  • Monitor compliance with the Building Safety Act requirements where applicable.
  • Ensure design reviews are undertaken and recorded.
  • Support the discharge of planning and statutory approvals.


Buildability & Construction Support

  • Review designs for:
  • Constructability
  • Sequencing
  • Temporary works implications
  • Health and safety considerations
  • Logistics constraints
  • Work closely with project delivery teams to identify practical construction solutions.
  • Ensure lessons learned and site feedback are incorporated into design development.
  • Resolve technical queries raised during construction.


Information Management & BIM

  • Manage design information workflows.
  • Ensure document control procedures are followed.


  • Support BIM implementation in accordance with project requirements.
  • Monitor model coordination and clash detection processes.
  • Ensure current information is available to construction teams.


Health, Safety & Building Safety

  • Support compliance with CDM Regulations 2015.
  • Liaise with Principal Designers and Design Consultants.
  • Ensure design risk assessments are completed and reviewed.
  • Support the implementation of Golden Thread requirements on relevant projects.
  • Ensure safety considerations are integrated into design decisions.


Stakeholder Management

  • Act as the primary design interface between:
  • Client
  • Consultants
  • Supply Chain Partners
  • Site Teams
  • Commercial Teams
  • Maintain positive working relationships with stakeholders.
  • Present design progress and technical solutions at client meetings.
  • Manage client comments and approval processes.


Quality Assurance

  • Ensure design information meets project quality standards.
  • Implement design review procedures.
  • Verify that construction information is complete and coordinated before issue.
  • Support commissioning, handover and O&M documentation requirements.
  • Assist in defect resolution relating to design issues.


Requirements


  • Construction, architecture or engineering background.
  • Experience delivering projects for a main contractor.
  • Knowledge of Design & Build procurement.
  • Experience managing consultant and subcontractor design teams.
  • Familiarity with BIM and digital construction processes.
  • Technical problem solving skills.
  • Commercial awareness.
  • Risk management.
  • Communication and negotiation.
  • Leadership and stakeholder management.
  • Understanding of UK construction legislation and standards.
