Pre-Construction Design Manager – Industrial & Logistics

The Opportunity
A major UK construction business with an excellent reputation across the industrial and logistics sector is looking to appoint a Pre-Construction Design Manager to join its work-winning team.
This is an exciting opportunity for a Design Manager who enjoys being involved before a project reaches site — shaping design solutions, influencing buildability and helping develop the strategy that ultimately wins the job.
The business has a strong pipeline of industrial and logistics opportunities, with a growing portfolio of warehouse and large-scale industrial projects. As a result, this is a role with genuine long-term opportunity rather than a position tied to one project.
We're particularly interested in individuals with experience delivering or tendering steel-framed industrial, logistics or warehouse projects.
The Role
Working within the Pre-Construction team, you'll play a key role in developing design solutions for major industrial and logistics opportunities.
You'll work closely with Estimating, Pre-Construction, Planning, Commercial and Operations, as well as clients, consultants and the supply chain, to develop solutions that are technically robust, commercially competitive and ultimately deliverable.
Key responsibilities will include:
- Leading design management throughout the pre-construction and tender stages.
- Supporting the development of design strategies for industrial, logistics and warehouse schemes.
- Coordinating architects, engineers, specialist consultants and subcontractors.
- Reviewing and challenging design proposals from a buildability and commercial perspective.
- Developing and assessing value engineering opportunities.
- Identifying design risks and opportunities at an early stage.
- Working closely with Estimating to ensure design development aligns with the commercial strategy.
- Supporting construction methodologies, programme development and tender submissions.
- Managing design deliverables against tender programmes and deadlines.
- Supporting client and consultant meetings throughout the pre-construction process.
- Assisting with tender presentations and technical submissions where required.
- Ensuring design information is sufficiently developed to support a successful transition into delivery.
- Capturing design lessons learned and feeding these into future tenders.
The Experience We're Looking For:
We're looking for someone who understands industrial construction, rather than a purely traditional building Design Manager.
You'll ideally have experience with:
- Steel-framed industrial or warehouse projects.
- Large-scale logistics / distribution centres.
- Industrial and commercial design & build.
- Pre-construction and tender-stage design management.
- Working with structural steel, cladding, roofing and associated building systems.
- Coordinating multidisciplinary design teams.
- Value engineering and buildability reviews.
- Working alongside estimating and pre-construction teams to develop winning solutions.
- Managing consultants, specialist subcontractors and supply chain partners.
- Delivering design packages within demanding tender programmes.
Experience working on large warehouse or logistics schemes is particularly important.
