Part Exchange Manager
Salary: up to £45k plus £55k OTE, car allowance and bonus
Location: Redditch, Worcestershire
The company
A well established housebuilder delivering high quality new homes is looking for an experienced Part Exchange Manager to take full ownership of the region's part exchange function, from first enquiry right through to legal completion and beyond.
You will be the first point of contact for every part exchange customer, managing a live portfolio of acquired properties and driving them back out to market at the best achievable price.
Duties
- Manage the part exchange end to end, from application through to legal completion and post completion matters
- Act as the main point of contact for customers, delivering a smooth and well communicated sales journey throughout
- Instruct and liaise with independent valuers and surveyors to secure accurate, competitive valuations
- Negotiate part exchange offers in line with company targets, balancing sale price, speed and margin
- Manage a portfolio of acquired properties, overseeing refurbishment, marketing, inspections and onward resale, with particular focus on stock units
- Build and manage relationships with estate agents, surveyors, solicitors and other external partners to progress transactions and resolve delays
- Work alongside Sales Advisors and Sales Managers on site to identify and convert part exchange opportunities, providing market insight and support
- Produce monthly forecasting and quarterly reporting on stock levels, resale performance, budget, profitability and financial exposure, ensuring all activity remains compliant with company policy and current property law

Essential experience
- Proven experience across both new build and second hand residential property
- Demonstrable experience of part exchange, assisted move or similar schemes in residential property
- Strong commercial acumen with the ability to balance price, speed and margin
- Confident negotiator, comfortable dealing with valuers, agents, solicitors and vendors
- Excellent customer service skills with the ability to guide customers through a complex and emotive process
- Strong problem solving skills and high attention to detail
- Able to produce and present accurate forecasts and financial reporting to board level
- Full UK driving licence with flexibility to travel across the region
- Valid right to work in the UK
