Assistant Director of Planned and Voids Investment
Salary: £104,954 including salary supplement + Excellent Benefits
Location: Wooburn Green, High Wycombe or Letchworth Garden City
Hybrid working: Two days per week in the office, three days from home
Hours: 37 hours per week, Monday to Friday

We are now looking for an experienced and forward-thinking Assistant Director of Planned and Voids Investment to lead the design, planning, procurement and delivery of all planned component and void investment programmes across our homes.
This is a senior leadership role with significant influence, responsibility and visibility. You will shape long term investment decisions, manage large budgets, lead high performing teams and ensure our homes remain safe, compliant and fit for the future.
About the Role
As Assistant Director of Planned and Voids Investment, you will lead the delivery of all planned investment and voids programmes across our stock. You will design commercially strong programmes, set clear standards, manage contracts, oversee multi-trade delivery models and ensure excellent value for money.
You will work closely with the Director of Investment Delivery, Strategic Asset Management, Finance, Procurement and other senior leaders to create a robust, affordable and long term investment plan. You will also lead two Heads of Service and wider teams, ensuring high performance, strong engagement and a culture of collaboration.
This role is central to delivering our asset strategy, improving customer experience, ensuring compliance and shaping the future of our homes.
Key Responsibilities:
Lead the strategy, planning and delivery of all planned and voids investment programmes
Design investment programmes that are commercially strong, cost effective and high quality
Deliver large scale component replacement programmes across multiple trades
Oversee voids investment with multi-trade and multi-contractor dependencies
Develop an optimal delivery model using both inhouse teams and supply chain partners
Drive performance across DLO teams, improving productivity and value for money
Lead best practice in procurement and contract management
Ensure contractors deliver safe, compliant and high quality services
Ensure full compliance with health and safety and building safety legislation
Manage investment budgets of around twenty million pounds, ensuring strong financial control
Work with Strategic Asset Management to develop short and long term investment plans
Use data and insight to drive decisions and identify improvements
Lead technological improvements to streamline delivery
Promote a strong focus on customer satisfaction and tenant experience
Provide reports, performance data and updates to senior leaders and committees
Lead, develop and motivate teams, ensuring high performance and engagement
Act as an escalation point for complex complaints and service issues
What Were Looking For
ExperienceDegree in Construction Management, Building Surveying or similar, or substantial senior leadership experience in building investment or repairs
Experience managing high value and long term investment programmes
Strong experience managing budgets, financial planning and cost control
Experience leading complex, multi-trade projects and programmes
Experience developing policies and procedures aligned to legislation
Experience leading diverse technical teams and driving high performance
Experience in contract design, contract practice and the development of procurement strategies across multiple programmes
Demonstrable experience developing contractor management frameworks and assurance programmes
Knowledge and skills
Strong construction and building knowledge
Deep understanding of housing and repairs legislation
Commercially astute with strong strategic thinking
Skilled at interpreting data to drive improvement
Excellent communication, negotiation and presentation skills
Strong report writing and analytical skills
Innovative, proactive and solutions focused
Confident making risk based decisions
Other requirements
CIH Level 5 or willingness to work towards it
Full UK driving licence
Desirable experience
Experience working at senior leadership level
Knowledge of the social housing sector
Experience creating strategy, policy or standards
Project management training such as Prince2 or PMP
Health and Safety qualifications such as NEBOSH or IOSH
